Conditions change noticeably across the Wasatch Front, and they change what an ADU project involves. Lot sizes, slope, garage styles, basement depth, side-yard access and local ordinances all differ from one city to the next — sometimes from one street to the next.
A sloped bench lot in east Bountiful raises foundation and drainage questions that a flat lot in West Bountiful does not. An older neighbourhood with mature trees and a narrow side yard limits what equipment can reach the back of the property. Newer subdivisions further south often have more open backyard but tighter setbacks.
That is why we start every project with a property-specific walkthrough rather than assumptions based on the address. The list below is where we work; what happens on your particular lot is a conversation.

Local ADU rules are set city by city. Utah state law makes internal ADUs a permitted use in most residential zones, but detached units are governed by each city’s own ordinance, and cities can apply parking, owner-occupancy and rental licensing requirements. Those should be confirmed with your city before you plan around them, and we help you work through that process.

Distance can affect scheduling and logistics on a months-long build, and where it makes a material difference we say so in the estimate rather than burying it. What drives cost far more than travel is the site itself — grade, access, utility distance and the condition of any existing structure.

Yes, and meaningfully. Utah state law makes internal ADUs — units created inside an existing home — a permitted use in most residential zones statewide. Detached units sit outside that protection and are governed by each city’s ordinance. Cities can also keep owner-occupancy requirements, parking requirements and rental licensing rules, and those change over time. Confirm the current position with your city; we help you work through it.
Often, yes. Bench and foothill neighbourhoods in Bountiful, North Salt Lake, Cottonwood Heights and Draper raise grade and drainage questions that push some projects toward conversions. Flatter areas with open backyards make detached units more straightforward. Older, tighter neighbourhoods frequently come down to whether equipment can reach the back of the lot at all.
We can have a useful conversation from an address, some photos and a description of what you are picturing, and that is a sensible first step. It is not a substitute for walking the property, because the things that decide a project — grade, access, utility runs, slab and structure condition — are hard to judge from photographs.
